We are delighted to announce that Contract Services, has been appointed by developer and property investor C.E.G. to complete the next phase of refurbishment work on Jackson House, the 130,000 sq ft multi-occupancy office block located in the Manchester suburb of Sale.
As a result of our close working relationship and successful completion of earlier projects at Jackson House, the company has now been appointed to carry out both the Principal Contractor and Principal Designer role on a full window replacement scheme and the new reception extension.
As recent cases have demonstrated, the Health and Safety Executive is scrutinizing the appropriateness of the parties carrying out the Principal Designer role, as required by current Construction Design and Management (CDM) legislation.
Having been appointed as both Principal Designer and Principal Contractor, Contract Services are able to coordinate both roles and ensure every aspect of the construction process meets the HSE’s standards and CDM legislation.
Contract Services Project Manager, Nick Appleton, who has worked closely with the client’s development team, will be taking on the Principal Designer’s role. The hope is to provide a functional and detailed solution for both client and tenant alike.
Nick commented “With projects of this nature, the devil is in the detail and together with our construction partners Red Systems and W.G. & R, we have come up with a comprehensive plan, which should ensure the current tenants aren’t inconvenienced and the works progress in a safe and structured manner.”
“Obviously there are risks with any construction project of this type, but being engaged in the planning from an early stage has given us a thorough understanding of our client’s objectives, and also enabled us to influence the design in a positive way from a buildability perspective.”
Having begun works on the building in 2018, the latest contract follows the successful completion of two floors of CAT A refurbishment incorporating stair cores, lift lobbies, toilets, changing rooms and bike store.
The latest project is due to be completed by Autumn 2020 and will include major power infrastructure upgrades.
The team at Contract Services have a reputation for combining both the skills of their project management team with their on-site workforce in order to provide their clients with a comprehensive design and build service.
