Contract Services was appointed to deliver the comprehensive refurbishment and redevelopment of a major warehouse and office complex previously occupied by McGregor Cory and BrightHouse.
Working closely with M&G Investments and Jones Lang LaSalle, the project was tailored to meet the requirements of an incoming tenant, transforming the site into a modern National Distribution Centre capable of supporting contemporary logistics operations. The scale of the redevelopment, combined with significant upgrades to both the warehouse and external infrastructure, helped secure a tenant before the project was fully completed.
The Challenge
The project involved the transformation of an ageing industrial facility into a modern logistics hub while significantly improving the building’s operational performance, appearance and longevity.
The programme combined warehouse refurbishment, office modernisation and extensive external works, requiring careful coordination across multiple disciplines and phases of construction. As the project evolved, the scope was further expanded following the demolition of Victorian warehouse buildings located to the rear of the site, creating opportunities for substantial yard redevelopment works.

The 20-week refurbishment programme included:
Warehouse Refurbishment
- Full internal and external refurbishment of a 170,000 sq ft warehouse
- Installation of 100 new roof lights
- New Plygene gutter system
- Cut-edge corrosion treatment
- Full external paint system with 20-year warranty
- Complete LED high-bay lighting installation
- Significant electrical infrastructure upgrades
Office Refurbishment
- Refurbishment of existing office accommodation
- New toilet facilities and layouts
- Installation of accessible wet rooms
- Internal finishes and building improvements
External Works
- Demolition of redundant rear warehouse structures
- Reconstruction of approximately 70,000 sq ft of concrete hardstanding
- Installation of 10 new dock levellers
- Installation of two new level-access loading doors
- External lighting upgrades
- New perimeter fencing
- Yard and circulation improvements
Delivering for Modern Logistics Operations
A key objective of the project was to futureproof the facility for modern distribution requirements. The extensive warehouse improvements enhanced natural light levels, energy efficiency and operational functionality, while the upgraded yard infrastructure significantly improved vehicle access, loading operations and trailer management capabilities.
The additional dock levellers and expanded hardstanding created a facility capable of supporting high-volume logistics activity and the demands of a modern distribution operation.
